Abstract

The real estate market in the historic center of Guanajuato begins the boom process in the
first decade of the 21st century, with tourism investment in cataloged real estate to turn them
into boutique hotels. The changes in the use of residential land mixed with commercial and
services occur partially and at the same time, as well as the partial, total rent or the purchasesale
of the properties listed as heritage, previously in 1982 and in 1988 Guanajuato is declared
a world heritage by UNESCO. Analyzing the real estate market in the historic center of
Guanajuato is the objective that leads us to establish the methodology for collecting
information and field work.
The article is made up of four sections, in the first they cover the theoretical framework. The
urban history of the city as the second section. Followed by the third section with the heritage
axes in the historic center of Guanajuato, to contextualize the use of heritage land. Finally,
the property real estate market is addressed. We conclude with the conclusions and the
bibliography used in the text.
