This article analyzes the development of residential tourism on Isla Cortés, Sinaloa, through a growing real estate boom. Residential tourism is presented as a phenomenon deeply rooted in the global economic system, modifying coastal areas through urbanization and real estate development for tourist accommodations facilitated by digital platforms. The study reveals the socio-environmental impacts of this model, including habitat fragmentation and
degradation, deforestation of mangrove areas, and the exploitation of water resources. A mixed-methods approach is employed, incorporating a literature review, case study analysis, and georeferencing of these developments. By examining the relationship between tourism, urbanization, and natural habitat degradation, this research supports a broader understanding of residential tourism as a globalized phenomenon with significant local repercussions. It
underscores the need for rigorous regulatory frameworks and sustainable practices to balance economic benefits with ecological integrity and social inclusion in coastal development.
