TRANSFORMATIONS IN THE PRODUCTION OF HOUSING SPACE THROUGH AIRBNB: THE CASE OF PALOS PRIETOS, MAZATLÁN, MEXICO (2009–2025)

The present study analyzes the transformations in the production of residential space in the Palos Prietos neighborhood of Mazatlán, resulting from the expansion of short-term rental platforms, such as Airbnb, during the period 2009–2025. This occurs in the context of a tourism and real estate boom that has impacted housing production processes in settlements near the coastal strip. Among these transformations, the disappearance of single-family homes stands out, replaced by high-density vertical buildings, many intended for temporary rental. The methodology involves the systematization of photographs obtained both in the field and through Google Street View; it also includes a spatial analysis of the housing supply available on the AirDNA platform, extracting data on location, number of listed units, nightly rates, and building levels. Finally, the study identifies the actors involved in the production
and management of accommodation offerings, based on information from the municipal cadastre and the Airbnb app itself. The results reveal changes in housing production linked to the emergence of new actors shaping urban space, reflecting the growing commodification of areas privileged for tourism activities, a phenomenon intensified by the implementation and expansion of Airbnb.
